The land will be offered in one tract and the timber as one tract. They will then be offered in combination. Online bidding will be available through the close of the auction which will conclude live onsite Saturday July 13 beginning at 10 AM.

Terms and Down Payment: The down payment on the real estate shall be 10% of the contract sales price in the form of cash or good check (with proper identification) or certified funds due at the conclusion of the auction. The closing shall be within 30 days. The property is sold without contingencies and subject to easements of record. Land will be sold in one tract and timber in one tract with the right of combination.<br>

Taxes: Real Estate Taxes will be prorated between buyer and seller as of closing date. <br>

Deed: The purchaser(s) shall receive a General Warranty Deed (s).<br>

Inspection: The real estate may be viewed prior to the auction date by appointment with Thomas R. Hunt Auctioneers, and will be available for inspection two hours before sale time on the day of the auction. Prospective buyers are advised to inspect the property to their satisfaction as it will be sold 'AS IS' with no warranties expressed or implied and with no contingencies. <br>

Buyer Premium: A seven percent buyer premium will be added to the high bid to determine the contract price on the real estate and the timber. <br>
